LIFETIME RIGHT OF OCCUPATION
The land is not divided into erven, therefore individual title deeds cannot be provided to buyers. A right of occupation is sold to the occupier and co-occupier, and a written contract is entered into between the buyer(s) and Kokanje Retirement Home. The acquisition of a right of occupation means that the occupier and co-occupier acquire lifelong right of occupancy of a specific residential unit against payment of a specified amount (depending on the type of residential unit desired) to Kokanje Retirement Home. No transfer costs or registration costs are payable. During the occupancy, the occupier and co-occupier are also assured of social and social care.

PURCHASE OF LIFETIME RIGHT OF OCCUPATION
The price attached to the right of occupation of a particular residential unit differs from that of other residential units and is market-related. When a residential unit becomes available, the unit is revalued to determine a price for the right of occupation. The amount paid constitutes an estate value when the resident or, in the case of a couple, the surviving spouse dies or when the holders of the right of occupation leave Kokanje.
When the resident or, in the case of a couple, the surviving spouse dies or when the holders of the right of occupation leave Kokanje, the right of occupation in respect of the relevant residential unit ends and reverts to Kokanje Retirement Home. The estate is then entitled to an amount equal to the original price of the right of occupation less a reduction of not more than 30%. 15% on the date of occupation of the dwelling, and the remaining 15% over a period of 10 years.
Water and electricity are not included in the charge, they are calculated separately as each home has a separate meter.

Residential Units
There are currently 595 residential units in Kokanje. The units are planned in such a way that residents can live in them without any hassle. They range from one, two and three bedroom units, kitchen and a spacious bathroom with a bath/shower, toilet and hand basins. Some units have two bathrooms. Each unit also has a spacious living and dining room where family and friends can gather.
The residential units are made of decorative stone and are therefore largely maintenance-free. A lock-up garage near the residential unit is included and the right of occupation on caravan shelters and pitches can be obtained additionally, if available.
The Management Committee is responsible for the insurance of the residence. If the occupier wishes to insure the contents of the residence, this can be done at their own expense. The total maintenance of the residential unit and grounds is undertaken by Kokanje. Residents are entitled to maintain the land in the vicinity of the residential units, in consultation with the Village management.
There are 11 different floor plans, each with a different floor area.
